Chief Executive Officer
Tim Fortner is the founder and CEO of BetterNOI. Mr. Fortner is a veteran entrepreneur in the multifamily space, founding his first screening company with an investor/partner in his twenties. Mr. Fortner establishes corporate and product vision and is directly involved in the sales process.

Executive Vice President of Sales
Jessica O’Neil is the Executive Vice President at BetterNOI. She provides leadership to the sales team, oversees sales expansion, as well as forecasting and implementing effective sales strategies. Over the past 10 years with BetterNOI, Jessica has taken on numerous roles within the company including Verifications Specialist, Regional Sales Executive, National Sales Executive and EVP of Sales overseeing the entire sales department. Jessica has partnered closely with our valued clients to effectively deliver solutions needed to help them obtain an overall better NOI.
Jessica’s drive, attention to detail, and management skills are extremely valuable assets and are key factors in the growth and expansion of our business as well as improving our client experience.

Ashley Ward
Director of Implementation
Ashley Ward is the Director of Implementation at BetterNOI and has been part of the team for over 13 years. She started her journey as a Criminal Researcher, and her drive to grow and willingness to jump in wherever needed quickly set her apart. Over the years, Ashley has taken on a variety of roles across the organization, each one helping her build a deep understanding of the business and a strong connection to our clients and teams.
For the past four years, she’s led the Implementation team, making sure new clients are onboarded smoothly and set up for long-term success. She also oversees the Client Support, Dispute, Criminal, and Verifications teams—helping to ensure a consistent, high-quality experience across the entire screening process. Ashley is known for being hands-on, approachable, and always ready to roll up her sleeves to support her teams and clients.
Ashley works closely with BetterNOI Founder and CEO Tim Fortner on key initiatives and is deeply involved in shaping the client experience. Looking ahead, she’s especially excited about where the company is going—using the wealth of screening and collections data we’ve built over the years to provide clients with smart, actionable recommendations that help boost their Net Operating Income (NOI). Ashley’s passion for helping people and improving processes continues to drive BetterNOI forward.
BetterNOI's executive team has more than eight decades of experience building technology solutions for Multi-Family and analyzing critical data points located throughout the lifecycle of a resident that creates actionable item changes. This value-add expertise is reflected in all of our customized recommendation reports, helping owners and property managers operate more efficiently, reduce risk, lower costs, and obtain a better NOI.

Chief Operating Officer
Monte brings to BetterNOI two decades of real estate technology experience. Most recently, he was Chief Experience Officer at RealPage, where he led several sales and go-to-market teams and integrated new acquisitions into the RealPage organization.
Prior to that, he led On-Site.com for six years, as President and previously Director of Sales, driving the company's national expansion and its ultimate acquisition by RealPage.
Monte also served as Platform Partner for RET Ventures where he worked with RET's portfolio CEOs on growth and go to market strategies.
Carter Huhta

Chief Financial Officer
Carter Huhta has been a financial professional for over 35 years. His experience includes commercial banking, consulting, and corporate accounting.
At BetterNOI Carter is the CFO, responsible for financial reporting, interactions with the outside accountants, law firms, and insurance companies in addition to day-to-day accounting, cash flows needs of the company, and facilities management. Carter has a degree in finance from Michigan State University and an MBA with Distinction from DePaul University.

Director of People & Employee Engagement
Carolina Villalba is the Director of People & Employee Engagement at BetterNOI. Carolina has 13 years of experience as a Human Resources professional. She has worked for different industries including IT, Real State, TV and Entertainment. She has a degree in Psychology and a Master’s in Human Resources Management, both from Florida International University.
As the Director of People & Employee Engagement at BetterNOI, Carolina is responsible for all the areas of Human Resources such as recruitment, benefits, payroll, employee engagement, etc.
Jessie Oliver

Vice President of Product and Experience
Jessie Oliver is the Vice President of Product and Experience at BetterNOI, where she leads the company’s overall product strategy with a strong focus on the user experience. She works directly with clients and customers to gather feedback, identify opportunities for increased operational efficiency, and ensure the product suite evolves to meet industry needs.
Before joining BetterNOI, Jessie spent over 14 years at Wood Partners, where she held roles ranging from Leasing Specialist to the company’s National Director of Education and Compliance. During her tenure, she was heavily involved in vetting and selecting technology solutions used to power Wood’s property operations nationwide. Jessie also led the implementation, training, and ongoing support of those solutions. She brings this deep operational insight to her role at BetterNOI, where she focuses on aligning product innovation with the everyday needs of property teams and decision-makers.

Claudia leads BetterNOI's Marketing and branding efforts as well as managing Sales. Claudia brings a wealth of Multifamily experience to BetterNOI from her years at YARDI and Realpage. Her energy and drive combined with her desire to provide the best solutions for all of our customers makes her and incredibly valuable member of our team.
